Growth on a crawl space joist is downstream of the actual problem. Getting ahead of it means finding where water is entering under the house, tracking humidity at crawl-space level, judging how far it has traveled into framing, keeping the space sealed off from the living area during work, and confirming it afterward.
Build a complete scope
- What is wetting the space, resolved before cleaning is priced
- Whether limestone channels are delivering water from beyond the lot line
- The containment barrier and the air path while work proceeds
- The cut line between salvage and disposal, and what sets it
- Verification afterward, plus the crawl space or venting fix that stops a repeat

Crawl spaces are the default foundation type across most of Lexington's postwar and later housing, and the Inner Bluegrass region's karst limestone bedrock underneath can produce sinkholes, springs, and irregular underground drainage that show up as unexplained damp spots or standing water in a crawl space with no obvious surface cause.
